Holiday Inn Express Amsterdam
Motorkade 1, Amsterdam
Project Overview
The Holiday Inn Express Amsterdam represents a milestone achievement as one of the largest Holiday Inn Hotels in Europe. As co-founder and project developer in collaboration with Adriaan van Erk, this ambitious project transformed a strategic location on Amsterdam's northern waterfront into a 438-room hotel destination.
The distinctive high-rise building, standing 45 meters tall, features panoramic views of Amsterdam's marina and the IJ waterway. The hotel was conceived as the last licensed hotel development in Amsterdam with direct views of the marina, making it a unique and valuable asset in the city's hospitality landscape.
The development included full acquisition, design, and turnkey realization, with particular attention to the technical challenge of integrating a 76-space underground parking garage. The project exemplifies the capability to deliver large-scale hospitality developments that meet international brand standards while maximizing the potential of distinctive urban locations.
The Challenge
The development faced several significant challenges:
• Maximizing the potential of a northern Amsterdam location outside the traditional tourist center
• Designing and constructing a 438-room hotel to Holiday Inn Express brand standards
• Creating a viable business model for Europe's largest Holiday Inn Express
• Integrating underground parking for 76 vehicles in waterfront location
• Managing construction complexity for a 45-meter high-rise building
• Securing the last available hotel license with marina views in Amsterdam
• Coordinating with international hotel brand for operational standards
Our Solution
The development approach combined strategic vision with operational excellence:
• Prime Waterfront Site: Secured the last licensable hotel location with marina views in Amsterdam
• Brand Partnership: Negotiated development agreement with Holiday Inn Express for Europe's largest property
• High-Rise Design: Created efficient 45-meter tower maximizing room count and views
• Transportation Access: Positioned near ferry services and metro for easy city center access
• Underground Infrastructure: Delivered 76-space parking facility despite waterfront challenges
• Phased Development: Structured construction to maintain quality control and financial discipline
• Turnkey Delivery: Maintained oversight from acquisition through completion and opening
The collaboration with Adriaan van Erk brought complementary expertise essential to navigating this complex development.
